Similarly, 15% of the total area is vacant land and the remaining 50% is housing in precarious conditions affected by seismic events. Therefore, it is crucial to develop strategies that integrate economic growth and environmental sustainability in order to achieve efficient urban planning. |

Therefore, it is crucial to develop strategies that integrate economic growth and environmental sustainability in order to achieve efficient urban planning.Este artículo presenta un diagnóstico urbano-territorial del asentamiento informal Villa Hermosa en Casma, Perú reconociendo la informalidad no solo como déficit urbano, sino como manifestación de exclusión estructural. Desde un enfoque mixto, no experimental, transversal y descriptivo-analítico, se analizaron la evolución física del sector, sus condiciones habitacionales y los riesgos socioambientales que enfrentan sus pobladores. La investigación se basó en 375 encuestas, 20 fichas de observación sistemática y un levantamiento planimétrico del área. Los resultados revelan que solo el 20% de las viviendas está construido con material noble; el 80% restante presenta estructuras precarias, ubicadas en zonas de riesgo y con acceso limitado a servicios básicos. Asimismo, el 50% de los lotes evidencia deterioro físico y acumulación de residuos, afectando la salubridad y la calidad ambiental. El 64% de los habitantes reporta problemas de salud mental y física, y se estima que el 55% está expuesto a enfermedades transmitidas por vectores. Ante este panorama, se plantean estrategias de intervención que aborden simultáneamente la infraestructura, el espacio público y las capacidades locales. A pesar de las carencias, el estudio identifica una fuerte agencia colectiva y resiliencia vecinal. Se concluye que Villa Hermosa debe ser reconocida como un territorio con potencial transformador, cuyo futuro requiere planificación situada, equitativa y sensible al contexto.Este artigo apresenta um diagnóstico urbano-territorial do assentamento informal Villa Hermosa, localizado em Casma, Peru, compreendendo a informalidade não apenas como um déficit físico, mas como uma manifestação de exclusão estrutural. A partir de uma abordagem mista, não experimental, transversal e descritivo-analítica, analisaram-se a evolução física do setor, as condições habitacionais e os riscos socioambientais enfrentados pelos seus moradores. A pesquisa baseou-se em 375 questionários, 20 fichas de observação sistemática e um levantamento planimétrico da área. Os resultados mostram que apenas 20% das moradias são construídas com materiais duráveis, enquanto os 80% restantes apresentam estruturas precárias, localizadas em zonas de risco e com acesso limitado a serviços básicos. Além disso, 50% dos lotes apresentam deterioração física e acúmulo de resíduos, comprometendo a salubridade e a qualidade ambiental. Cerca de 64% dos moradores relatam problemas de saúde física e mental, e estima-se que 55% estejam expostos a doenças transmitidas por vetores. Diante desse panorama, propõem-se estratégias de intervenção que integrem infraestrutura, espaço público e fortalecimento comunitário. Apesar das carências, o estudo identifica forte agência coletiva e capacidade de resiliência.
