The objective of this work was to propose an auxiliary tool in the process of valuation of residential properties for localities with little dynamic market through the use of preference factors measured to obtain the Market Value. The case study was Encarnación de Díaz, Jalisco, Mexico; and a descriptive and analytical methodology was used, since the traditional methods of real estate valuation were taken into account (replacement or replacement cost value, rental capitalization, comparison or market), however, the latter method, some modifications are proposed to be able to value properties that do not have comparables and that are in a not very dynamic market, as was the case in this locality. For data collection, 90 interview forms were used according to specialized bibliography consultation, to obtain information on the preference of residential properties by users, the results of the study show that the first place of the preferences was occupied by the variable of "safety in the area" with 37.39%, likewise, the external qualities of the dwellings "safety in the area, availability of services, urban image and proximity to the city center" were more important. It became clear that, in the real estate valuation process under the Market Approach, the critical point is obtaining information when the socio-economic conditions of the place where the property is geographically located are of a low or low real estate market. little dynamic. The proposal for obtaining the preference factor (perception of values) was fulfilled and is operable, as well as the process for obtaining the market value, but strictly adhering to what is suggested in the research carried out.

La actividad profesional de la valuación se torna complicada en los centros de población pequeños, fundamentalmente la aplicación del Enfoque de Mercado, dado que su principio básico es la comparación y homologación con otros inmuebles con características iguales o similares. El objetivo de este trabajo fue proponer una herramienta auxiliar en el proceso de valuación de inmuebles habitacionales para localidades con mercado poco dinámico mediante el uso de factores de preferencia medidos para la obtención del Valor de Mercado. El caso de estudio fue Encarnación de Díaz, Jalisco, México; y se utilizó una metodología descriptiva y analítica, puesto que se tomaron en cuenta los métodos tradicionales de valuación de bienes inmuebles (valor de costo de reposición o de reemplazo, capitalización de rentas, de comparación o de mercado), sin embargo, a este último método se proponen unas modificaciones para poder valorar inmuebles que no tengan comparables y que se encuentren en un mercado poco dinámico, como resultó en esta localidad. Para la recopilación de datos se utilizaron 90 cédulas de entrevista de acuerdo a consulta de bibliografía especializada, para obtener la información de la preferencia de inmuebles habitacionales por parte de los usuarios, los resultados del estudio demuestran que el primer lugar de las preferencias lo ocupó la variable de “seguridad en la zona” con el 37.39%, asimismo, fueron más importantes las cualidades externas de las viviendas “seguridad en la zona, disponibilidad de servicios, imagen urbana y cercanía al centro de la ciudad”. Quedó de manifiesto, que, en el proceso de valuación de bienes inmuebles bajo el Enfoque de Mercado, el punto crítico es la obtención de la información cuando las condiciones socio-económicas del lugar donde se ubica geográficamente el inmueble son de un mercado inmobiliario bajo o poco dinámico. O objetivo deste trabalho foi propor uma ferramenta auxiliar no processo de avaliação de imóveis residenciais para localidades com mercado pouco dinâmico através da utilização de fatores de preferência medidos para obtenção do Valor de Mercado. O estudo de caso foi Encarnación de Díaz, Jalisco, México; e foi utilizada uma metodologia descritiva e analítica, uma vez que foram levados em conta os métodos tradicionais de avaliação imobiliária (valor de reposição ou custo de reposição, capitalização de aluguel, comparação ou mercado), porém, neste último método, algumas modificações são propostas para poder propriedades de valor que não têm comparáveis ​​e que se encontram num mercado pouco dinâmico, como foi o caso desta localidade. Para a coleta de dados foram utilizados 90 fichas de entrevista conforme consulta bibliográfica especializada, para obter informações sobre a preferência de imóveis residenciais pelos usuários, os resultados do estudo mostram que o primeiro lugar das preferências foi ocupado pela variável "segurança no área" com 37,39%, da mesma forma, as qualidades externas das habitações "segurança na área, disponibilidade de serviços, imagem urbana e proximidade ao centro da cidade" foram mais importantes. Ficou claro que, no processo de avaliação de imóveis sob a Abordagem de Mercado, o ponto crítico é a obtenção de informações quando as condições socioeconômicas do local onde o imóvel está localizado geograficamente são de baixo ou baixo dinamismo do mercado imobiliário.
