In Greater La Plata (La Plata, Berisso, and Ensenada), the focus of this study, the situation of popular housing has not differed significantly from the rest of the country. Currently, the lack of methodologies and theoretical and technical approaches to the problems at hand, as well as the limited participation of the stakeholders involved, impedes certain public policy resolutions. This paper presents advances in this type of tool, which aims, on the one hand, to recognize the current situation regarding urban housing in popular sectors and, on the other, to provide concrete building regeneration solutions to mitigate the conditions of qualitative housing shortages. Based on the study of a selected neighborhood, it was determined that: 25% of homes require maximum intervention, 9% require medium intervention, and 66% require minimum intervention. In each case, interventions for improvement are proposed. This method focuses on replicability and adaptation to different analytical contexts.

This method focuses on replicability and adaptation to different analytical contexts.El acelerado proceso de expansión urbana que ha sufrido en las últimas décadas la región Latinoamericana ha promovido un marcado incremento de la superficie urbanizada, caracterizado por carencias en cuanto al acceso a vivienda, servicios básicos, infraestructura y equipamiento. En el Gran La Plata (La Plata, Berisso y Ensenada), objeto del presente estudio, la situación del hábitat popular no ha sido diferente al resto del país. En la actualidad, la ausencia de metodologías y abordajes teóricos y técnicos de la problemática planteada, así como la escasa participación de los actores involucrados, impide ciertas resoluciones a nivel de políticas públicas. Este trabajo, presenta los avances respecto a este tipo de herramientas, tendientes, por un lado, a reconocer la situación actual en materia de contexto urbano habitacional en sectores populares, y por otro, a aportar soluciones concretas de regeneración edilicia para mitigar las condiciones de déficit habitacional cualitativo. A partir del estudio de un barrio seleccionado, se determinó que: el 25 % de las viviendas, requieren intervención máxima, el 9 % de las viviendas, intervención media y el 66 %, intervención mínima. En cada uno de los casos, se proponen intervenciones para su mejoramiento. Este método se centra en la replicabilidad y adaptación a diferentes contextos de análisis.A rápida expansão urbana experimentada na América Latina nas últimas décadas levou a um aumento acentuado da área urbanizada, caracterizada pela falta de acesso à moradia, serviços básicos, infraestrutura e facilidades. Na Grande La Plata (La Plata, Berisso e Ensenada), objeto deste estudo, a situação da moradia popular não tem sido diferente do resto do país. Atualmente, a ausência de metodologias e abordagens teóricas e técnicas para os problemas em questão, bem como a limitada participação dos stakeholders envolvidos, impedem determinadas soluções de políticas públicas. Este artigo apresenta os avanços alcançados neste tipo de ferramenta, que visa, por um lado, identificar a situação atual da habitação urbana em setores de baixa renda e, por outro, fornecer soluções concretas de regeneração de edifícios para mitigar o déficit habitacional qualitativo. A partir do estudo de um bairro selecionado, determinou-se que: 25% das casas requerem intervenção máxima, 9% requerem intervenção média e 66% requerem intervenção mínima. Em cada caso, são propostas intervenções para melhoria.
